For some of you who wanted to see my "ugly stage" of the process. ya go!
The under paint is mostly a thin layer of oil. Now to add thicker layers and adjust values, more detail, and highlights. I'm seeing too much yellow ocher in the top of the building, need to change that. The values aren't too bad, but need to bring out the ice cream shop to more focal point. (strong light). There will be more detail inside it on the left like the right side of the shop windows. Suggestions are always highly appreciated.

Mark it is incredible.  You have already seen, with your artists eye, the main adjustments needed.  The only suggestion [from a total rookie!] would be to adjust the clothing colors on the ladies.  Maybe something on one of them, other than blue.  I strive to be able to sketch to your level and then carry thru with such a wonderful painting!

The black frame is just a sign for sundaes or something. It was just in the photo and kinda liked it. Also thought about putting a one way street sign here too, pointing to the shop.

Wow Mark! Love this, really enjoy looking at it. Really like the colours too. Your lettering is amazing. Just a question, is the Black frame, facing us a window, or is it that a sign? Just something that I don't understand in relation to window of the ice cream store, is this a window looking into the shop? I love the inside of the shop, the servers, stools. Great painting.
